  • Spruce Up That Boring Rental!

Make you uncomfortable and boring rental unit more like home. Decorate your rental home with the following budget friendly tips.

First of all, the landlord’s wishes should be considered when decorating a rental. Depending on your landlord, you may not be able to paint anything at all, or may be restricted to certain colors. The landlords written permission to paint should be obtained prior to starting. To increase the likelihood of getting approval from your landlord, pick colors that are neutral, such as different shades of tan, or other muted shades of color.

Choose the atmosphere you want to achieve in each room. If you're interested in a mellow environment stick with cool colors such as, shades of beige, blue or green. On the other hand, if you want to inject an upbeat feel, ideal in a kitchen, bathrooms, or dining room, try shades of yellow, orange or red. If walls cannot be painted then use furnishings and accessories to capture the desired mood.

Light and bright colors tend to make rooms in your rental property feel larger. You give up the open feeling with darker colors, however you achieve a more relaxed mood.

You can find inexpensive furnishings in classified ads, such as CraigsList.org or by shopping at thrift stores. When people replace their furnishing, they are known to sell perfectly good furniture for cheap. Even if you find furniture that is scratched or discolored, you can make it look new again by refinishing it with paint or stain. If you want to add a functional piece of furniture consider a futon, not only does it give a modern feel, it doubles as an additional sleeping area.

Now that you've picked out your color palette and furniture, it's time to add a splash of your unique personality. This can be accomplished by adding inexpensive accessories to the room. Items such as throw pillows and blankets, vases, lamps, and other items are easily personalized and will add a great deal of character. They can also be used to cover any slight damaged areas on second hand furniture.

If your landlord doesn't give you permission to paint, you can still add color to your rooms. Add splashes of color and personality to your Tucson rental home with artwork such as, CD covers, fabrics and photo groupings. You can also find wall stickers in various styles and shapes that can be removed should you move out.

It doesn’t take much money or effort to turn a newly rented space into a warm, inviting home. Be creative and search online for inspiration, there are tons of articles and websites devoted to design.

As you just read, there are many different option to make your rental feel more like a home. Create an environment that you're proud to live in and feel comfortable while you're there. Invite your friends over and have a get together when you're done. You could even find out who your real friends are and invite them over to help you paint!

  • Got Renter's Insurance? - You Might Want It

When considering whether or not it's essential to purchase renter's insurance, it's important to consider all the data before deciding. Obtaining renter's insurance is not considered by the majority of those renting a home. Most think they won't ever need it, others think any problems will be taken care of by the owner. Most reputable owners of homes for rent in Tucson AZ carry insurance on their rentals, however it only covers the property construction, not the tenants belonings.

It is also dangerous to take on the outlook that “it will never happen to me”. While the chances of something serious happening are quite slim, there is a possibility that still exists. The few extra dollars a month will be well worth the peace of mind that comes with knowing your significant belongings are covered.

Before contacting an insurance agent, make an itemized list of everything owned of value. It’s important to list all valuables as only those items listed on a policy will be covered. It's not adventageous to overvalue your items as the insurance company will set there value in the event of an accident.

Begin the search for quality insurance companies. It is important to ask if they offer “actual cash value” (ACV) or “replacement cost” coverage. In many states, by default, replacement cost rates are quoted.

ACV policies pay only for what the lost property is worth. All covered items will be depreciated by the insurance company, and base the payment on what they're currently worth, minus the deductible - not the original value.
If the current cost to purchase the item is desired, opt for a policy based on replacement cost. Replacement cost coverage is more expensive, but it will also provide more money towards replacing lost items should a disaster occur.

In addition, be sure to ask whether or not highly valuable items, like jewelry and electronics will be covered for there replacement cost. Insurance companies may cap the payout for very expensive valuables. If they do impose caps on some of your high value items, you can purchase separate riders that cover the full value.

If your rental home is unlivable due to an accident covered by your renter's insurance, it will cover alternate living expenses. If liability protection is added, it will cover legal expenses and judgments incurred up to the policy limit should someone have an accident at your home and need medical treatment, or sue.
